Does off plan property qualify for the UAE Golden Visa?
The AED 2 million property route can include off plan purchases. The conditions attached to that are where the detail matters.

The UAE's 10-year Golden Visa includes a property investment route, and the commonly cited threshold is a property investment of AED 2 million or more. Off plan purchases can qualify, but eligibility is decided by the federal authorities against their current criteria, not by the developer or the Investment Advisor.
What the authorities look at
- Value. The investment must meet the AED 2 million threshold. Whether multiple properties can be combined, and how a mortgaged purchase is treated, are determined by the criteria applied at the time of application.
- The developer and the project. Off plan applications are generally accepted where the purchase is from an approved developer on a registered project. This is another reason project registration is the first thing to check.
- Documentation. Title deed or the DLD's off plan registration record, the SPA, payment evidence, and the standard personal documentation.
What it gives you
A 10-year renewable residency, the ability to sponsor family members, and residency that is not tied to an employer. For buyers whose reason for being in Dubai is the investment itself rather than a job, that independence is usually the point.
What we handle
An eligibility check against your intended purchase before you commit, the DLD paperwork, and the application itself, for you and your family. Where a purchase falls short of qualifying, we say so before you buy rather than after.
Important: visa eligibility, thresholds and required documents are set by UAE government authorities and change. Nothing here is immigration advice. Treat this as the starting point for a check against the current rules.
