What Dubai Islands is like
Formerly Deira Islands, this is a genuinely early-stage waterfront: beaches, marinas and a mix of mid-rise apartments and hotels planned across five islands. Buying here is buying the masterplan rather than the finished article. Much of what will define the address does not exist yet.
Getting in and out
Bridges to Deira, so Dubai International Airport and the older city centre are close. Downtown and the newer commercial districts are a longer drive than from the Marina side of town, which is reflected in the price.
Who it suits
Investors who want waterfront at an entry price the established beachfront communities no longer offer, and who can wait for the surrounding infrastructure to arrive. Not the choice if you need the neighbourhood to be finished when you take the keys.
What we would flag
Delivery timing across a multi-island masterplan is the real risk: your building may complete years before the retail, beach clubs and schools around it. Ask specifically what is contracted versus announced, and how many units complete in the same window as yours.
