Dubai Islands: emerging as one of the hottest off plan investment zones
Prices up 16% in six months yet still well below Palm Jumeirah, a five-island masterplan for 231,000 residents, and a bridge due in 2026. Why early positioning in Dubai Islands is drawing investors, and what to check before you follow.

Dubai's waterfront developments have historically delivered some of the strongest returns in the market, and in 2026 one location is moving rapidly into focus: Dubai Islands. As demand shifts towards early-stage masterplans, apartments and off plan projects here are seeing significant traction, driven by a combination of pricing, infrastructure investment and long-term planning rather than location alone. Dubai Islands is no longer a concept. It is an active, data-backed investment story.
Is Dubai Islands a good investment in 2026?
The destination is entering the phase where early positioning typically delivers the strongest long-term returns, and the numbers already reflect the momentum. Off plan prices rose 16% in six months to roughly AED 2,340 per sq ft. Transaction volumes grew 109%, with total value up 129.6% to AED 5.6 billion in the second half of 2025.
At the same time, pricing remains 38.9% below Palm Jumeirah and well below other ultra-prime waterfront communities. For investors, that is the opportunity: entry into a large-scale coastal development before the pricing gap begins to close.
Why investors are buying
First, scale and vision. Dubai Islands is a five-island masterplan across 18.6 square kilometres, designed for more than 231,000 residents, around 49,000 homes and over 80 hotels and resorts. This is not a standalone project. It is an integrated coastal city.
Second, the lifestyle and demand drivers: more than 20 km of beaches including Blue Flag shoreline, a 248-berth marina with superyacht facilities, golf, resorts and retail. These support both end-user demand and short-term rental potential.
Notable projects
The current pipeline mixes product types and price points. Bay Grove Residences offers beachfront apartments with private beach access. Rixos Hotel and Residences brings branded beachfront living with hospitality backing. Bay Villas is an AED 2.6 billion villa development across several luxury typologies.
Roughly 92% of current supply is apartments, with entry points from around AED 750,000, while ultra-luxury villas exceed AED 36 million. The task is not simply choosing a project but understanding its position within the masterplan, the developer's record and the long-term demand drivers around it.
Dubai Islands or Palm Jebel Ali?
Two waterfront developments dominate investor conversations. Dubai Islands offers earlier entry pricing, faster transaction momentum and proximity to Deira and central Dubai. Palm Jebel Ali offers larger-scale ultra-luxury positioning, longer-term premium growth and higher entry prices. For many buyers Dubai Islands is the more accessible route into waterfront real estate at this stage, and the gap to Palm Jumeirah pricing is expected to narrow as infrastructure lands, a pattern seen in earlier coastal developments.
The growth case
Waterfront growth is increasingly driven by new supply, infrastructure delivery and connectivity. Dubai Islands stands out for government backing through Nakheel, active infrastructure investment including an AED 527 million contract for Island B, and the 1.4 km Shindagha Corridor bridge due in 2026, which should cut travel times materially. Accessibility has historically had a direct effect on values.
For international buyers
Dubai Islands is fully freehold. Projected rental yields of 7% to 9% a year, strong short-term rental potential from tourism and hospitality, and alignment with the 2040 Urban Master Plan make it a compelling proposition: entry into a developing premium waterfront destination with exposure to long-term appreciation.
What it means right now
Dubai Islands is following a proven pattern. A large coastal development launches, early investors enter at accessible pricing, and as infrastructure and lifestyle mature, demand and prices rise. The difference this cycle is pace: transaction growth already established, major contracts awarded and clear delivery timelines towards 2030. With flexible payment plans widely available and competition more measured, value and opportunity currently align.
For investors with a medium to long-term horizon, this is the phase where the strongest positions are usually secured. Our team is guiding buyers into this market with a measured approach: the right projects, the right positioning and the right timing within the city's next major waterfront growth story.
