One of old Dubai's most desirable coastal neighbourhoods: low-rise, largely villas, with the public beaches, Kite Beach and Madinat Jumeirah all close. New off plan is boutique: single buildings on scarce plots rather than masterplans.

Jumeirah Beach Road and Sheikh Zayed Road, with Downtown and DIFC a straightforward drive. No metro on the beach side.
