What Jumeirah Village Triangle is like
Roughly 2.42 million square metres, launched alongside JVC in 2005 but with a distinctly different character: Arabian and Mediterranean architecture, gently curved streets, nine district gardens, tennis and padel courts, and a football academy. Residents consistently describe it as one of the calmer, more neighbourly parts of new Dubai.
Getting in and out
Al Khail Road and Sheikh Mohammed Bin Zayed Road, so most of the city is a twenty-minute drive. No metro station.
Who it suits
Families who want a house or a larger apartment in a quiet setting while staying central, and investors who prefer steadier family tenants to the higher-churn studio market next door in JVC.
JVT is less liquid than JVC: fewer transactions and fewer comparables, which cuts both ways on valuation and resale. As in JVC, the developer is the variable that matters most on any individual building, and internal roads congest at peak.
