A dense grid of mid-rise apartment buildings and townhouses between Al Khail Road and Sheikh Mohammed Bin Zayed Road, developed building-by-building by dozens of small and mid-sized developers rather than under one masterplan. That patchwork is exactly what makes it cheap and exactly what makes due diligence matter.
Central by road: Al Khail and SMBZ both on the doorstep, and most of the city within a 20-minute drive. No metro station, and the internal road network gets congested at peak.
Yield-focused investors buying studios and one-beds at the lowest entry prices in mainstream Dubai, and first-time buyers who want to be central without paying central prices.
The developer matters more here than anywhere else in the city, because the range in quality and delivery record is enormous. Compare the specific building against completed neighbours, check the service charge, and be realistic about how much competing supply completes in your window, this is the most crowded rental market in Dubai.

Currently apartments, with handover between 2025 and 2027. Prices come straight from the developer’s price list. We do not mark up, and there is no buyer commission.
