What Jumeirah Lake Towers is like
A completed, dense district organised into lettered clusters around artificial lakes, immediately across Sheikh Zayed Road from Dubai Marina. Thousands of DMCC-registered companies are based here, which underpins a steady weekday rental market.
Getting in and out
Two metro stations and the tram nearby, plus direct Sheikh Zayed Road access. Genuinely walkable within a cluster, less so between them.
Who it suits
Investors who want established rental demand and metro access at a price the Marina no longer offers, and buyers working in or around the free zone.
Stock is largely older, so new off plan is infill among mature towers. Check view lines and parking allocation carefully. Building quality across JLT varies widely, and the difference shows in both rent achieved and service charge.
