What Jumeirah is like
The coastal strip running from Jumeirah Beach Road towards Umm Suqeim, characterised by villas, boutique low-rise buildings and beach clubs rather than towers. New off plan is limited to a handful of premium and branded schemes on scarce plots, which is why entry prices here sit far above the city average.
Getting in and out
Jumeirah Beach Road and Sheikh Zayed Road, with Downtown and DIFC a straightforward drive. No metro on the beach side, so it is car-dependent.
Who it suits
Buyers at the top of the market who want a genuine beachside address in an established neighbourhood, and for whom scarcity and location matter more than amenity or yield.
Yields here are structurally low relative to the capital committed. This is an address purchase, not an income one. Schemes are small, so amenity is limited and the developer's record matters a great deal. Verify sea frontage and outlook on the plot rather than the render.
