What Arjan is like
At the intersection of Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street, Arjan has gone from suburban fringe to one of the city's more compelling affordable destinations. Low-rise and calmer than JVC, with the Dubai Miracle Garden and Butterfly Garden immediately adjacent, unusual amenities for a mid-market address.
Getting in and out
Sheikh Mohammed Bin Zayed Road and Umm Suqeim Street, so most of the city is within about twenty minutes by car. No metro station.
Who it suits
Yield-focused investors buying studios and one-beds, and buyers who want a newer building and more space than the same money buys in a central district.
Like JVC, Arjan is developed building by building by many different developers, so quality and delivery records vary widely. The developer matters more than the postcode. Check the service charge and how much competing supply completes near you, and treat headline yield figures as area averages rather than promises.
