What Al Wasl is like
A predominantly villa and villa-compound district whose character has been built over decades, flanked by City Walk, Jumeirah, Safa Park and Business Bay. Large independent villas, compounds, low-rise apartments and a small number of newer premium developments, with a resident profile of established families and senior professionals. New off plan here is boutique and rare.
Getting in and out
Sheikh Zayed Road and Al Wasl Road, with Downtown and DIFC minutes away and Kite Beach and Jumeirah Beach a short drive or walk. Exceptionally central.
Who it suits
Buyers who want an established central address with City Walk and Boxpark on the doorstep, and who value scarcity and location over amenity packages inside a building.
Very little comes to market, so comparables are thin and pricing is set by scarcity rather than by a liquid market. New schemes are small and often from smaller developers, so the developer's record deserves more scrutiny than the postcode does.
